Security In The

Community

The association is not responsible for the security within the community. In recognizing that , security is an important issue to address in a community such as Hartsfield Green Condominiums. One of the most common ways condominiums are burglarized is through "no force" entries. This means that a door or window was left open or unlocked making the opportunity for entry much easier. 1. When are the dues due?

Dues are due on the 1st of every month and considered late after the 10th of each month.

2. What are the late fees

    associated with not paying our

    dues on time?

Dues are considered to be late when they are not paid by the 10th of each month. Late fees include a $25.00 late fee and could include intrest of up to 18% if the unit owner continues to be late with dues.

3. What do I need to know when I

    sale my unit?

In order to avoid any delay in the sale of your unit you will need to make sure your unit is current with all dues. This includes making sure all late fees and fines are paid. If you have questions please call 850-443-8395 for assistance.

4. How do I get decals for my unit?

Parking decals are required to park on the property. If you do not have decals you must contact this office to receive up to three parking decals and two guest passes. Owners or renters will need to contact this office and provide a copy of the lease and a signed copy of the lease addendum in order to receive the decals and guest passes. The decals will be associated with tag numbers so be sure to have the tag numbers when contacting the office. This will alleviate the problem with owners, guests, and renters taking up multiple parking spaces and allow those that live there a better chance of obtaining a parking space.      News

Please help us keep your community looking nice and a pleasant place to live by not throwing trash on the ground. Bulky items to be thrown away should be placed to the left of the dumpster and not in the dumpster bin area. Please do not place trash around the dumpsters as it is difficult for the garbage truck to pick up the dumpsters. If you see the dumpster getting full, please give me a call at 850-443-8395 and I will call for an extra pickup of the trash. It is much cheaper to call for an additional trash pickup than to let it pile up and then call for the pickup. It can now take up to two weeks for the city to pick up trash piled around the dumpster.No one likes the smell of trash that has been left on the ground and not placed in the dumpster. If you are caught leaving your garbage by the dumpster instead of in the dumpster you will be fined. The maximum fine is $100 and will be assessed against the owner and tenant of the unit.  

Parking

Please call this office at 850-443-8395 to arrange for replacement of your existing decals. All members must have parking decals and guest passes to park on the property. You must contact this office to receive up to three parking decals and two guest passes. This will alleviate the problem with owners, guests, and renters taking up multiple parking spaces and allow those that live there a better chance of obtaining a parking space. It will also allow for better security when parking on the property.

Renters (Reminder)

Renters can sometimes be problem when it comes to the Rules and Regulations, Bylaws and Covenants of the Association. When renters violate the rules and regulations of the association, it is the owner who is ultimately responsible for paying the fines and correcting the violations. It is also the responsibility of the owner to inform any tenants or guests of the rules and regulations concerning the property. In order to assist owners with notifying the renters of the rules and regulations and avoid unnecessary fines and legal disputes the Board adopted the following rule in accordance with the Covenants, Bylaws, and Rules and Regulations of the Association: For any unit being leased or any lease renewal occurring after the effective date of this Rule, Members must attach to the Primary Lease, a Lease Addendum signed by both the Member and the Renter, in the form provided by the Association, as amended from time to time, and incorporated herein by reference. Members may include in the Primary Lease any provisions they desire, provided such provisions do not contradict the Lease Addendum, Declaration, Bylaws, and other governing documents of the Association, or applicable law or public policy. This rule can be found in the Rules and Regulations (4) of the association documents. This document along with the addendum may also be downloaded from the links listed above.  The new and current renters will need to contact this office to obtain parking decals. They must also provide a copy of the lease and a signed copy of the lease addendum in order to receive the decals and guest passes. The decals will be associated with tag numbers so be sure to have the tag numbers when contacting the office.

Towing Service (Reminder)

American Eagle provides towing service for the property. Their phone number is (850) 574-9200 They are located at 2293 Lake Bradford Rd, Tallahassee, FL 32310. Because of the limited amount of parking spaces available the board members have adopted the following parking rules. The current updated criteria for towing are as follows: ?No trailers, boats or commercial vehicles will be  allowed to park on the property. ?No parking in front of the garbage bin ?All vehicles must be in operable and in running  condition to remain on the property. ?All cars and trucks must have parking decals or a guest  pass. Parking decals must be placed on the lower right  inside of the front windshield. Guest passes must be  hung on the front rearview mirror. ?Roam Towing will be from 11:00 pm to 6:00 am

Pest Control (Reminder)

Massey Pest Control provides pest control for the property. If you need your unit sprayed you may contact them at (850) 222-2508 and set up a time for them to spray your unit. There is no additional charge for this service as it is provided under the contract with them.

Lawn Furniture (Reminder)

All lawn furniture must be folded up and put away when finished using. This includes any tiki torches you may have placed in the common areas of the property. Lawn service cannot properly be provided when these items are allowed to remain in the common areas of the property. All chairs, stools, tables, and any other items are to be removed from the front of your unit. These types of items are not allowed to remain in the front of your units. The only item allowed in the front of your units is a rolled up water hose when not in use.

Cigarette Butts (Reminder)

Cigarette butts must be removed from the fronts of your units. Cigarette butts must be disposed of properly. Throwing them on the ground in the front of your unit as well as others will not be tolerated.

Parties 

Under no circumstances will parties be allowed on the property. They cause too much trash and damage to the property. The fine for throwing parties on the property will be the maximum of $100.00 plus you will be charged for any cleanup costs involved. Insurance for the property does not cover this type of activity and no member(s), guests or tenants are allowed to act in a manner as to cause an increase in insurance premiums.        Pay Dues

It is very important that the association dues are paid on time as they are used to pay for items and services such as insurance, lawn service, termite bond, pest control, etc.. When dues are not paid on time it can cause an unnecessary increase in dues to the association for all members.    We are providing an alternative way to pay your dues on time using your credit card. One way to avoid the $25.00 late fee and the high interest charges for unpaid dues is by paying with your credit card. Current Association dues are $195.00.00 per month.
