Association Management Services

We use licensed Community Association Manager (CAM's) to manage all associations we work with. Our CAM managers attend short-term formal training programs conducted by various professional and trade associations active in the real estate field. We also send our CAM managers to programs to improve their management skills and expand their knowledge of specialized subjects, such as: The operation and maintenance of building mechanical systems. Enhancement of property values. Insurance and risk management. Personnel management. Business and real estate law. Community association risks and liabilities. Tenant relations. Communications. Accounting and financial concepts.  Participation in these programs help to prepare our mangers for positions of greater responsibility in property management. Completion of these programs, related job experience, and a satisfactory score on a written examination lead to certification, or the formal award of a professional designation, by the sponsoring professional associations. In addition to these qualifications, our managers are required to adhere to a specific code of ethics when dealing with all Community Associations.

Take Control

Upon being awarded a management contract, Investors Choice Association and Property Management Services LLC immediately begins the transition of management. This is neither a difficult nor time consuming process. Personnel will come to the property or your current management companies office to review and inventory accounting records. Owner names and account balances are entered into a database and simultaneously a notification letter, billing reports and statements are generated. This process generally takes 2 days to 2 weeks depending on the size of the Association.  For those that are new to board membership, Investors Choice Association and Property Management Services LLC offers an orientation on duties and responsibilities of board members. This is done upon request and can be done at the convienence of the elected board membership. Back to Top

Maintenance

Investors Choice Association and Property Management Services LLC works with several outside qualified vendors who provide full service maintenance. Maintenance services include but are not limited to: Standard Carpentry: Drywall   Installation, repair and finishing Wood Rot Repairs   Repair, replace, paint siding, trim Full Painting of exterior and interior Wooden and French door repair and replacement (Interior and Exterior), all hardware, replace and re-key locks Windows Glass replacement, balance replacement and repair, screen replacement and frame replacement Fences   Repairs and light installation, gate repairs and all hardware Tile repair Standard Electrical: Appliances: Dishwashers (repair or replace), refrigerators, hot water heaters (electric only), hot water heater elements, oven/range and garbage disposals Replace light fixtures Replace ceiling fans Replace/Repair switches, receptacles, and breakers Ignite pilot lights, replace thermo couplers, lines and nipples Plumbing Services: Repair/Replace toilets & faucets Clear drains Irrigation service and repair Pipe leak repairs General Maintenance: Pressure washing: houses, buildings, walls, sidewalks, fences and screened porches Gutter cleaning and repair, roof cleaning Gutter installation Sod installation Trash & Debris removal Back to Top

Use of Vendors   Investors Choice Association and Property Management Services LLC. is most interested in helping protect the interests of our community association clients while promoting the business interests of local reputable vendors whom we use to serve our clients.  Approving a Vendor   In order to be designated as an approved vendor, each company must complete a W-9, verify that the vendor is in good standing with its creditors, has appropriate licenses, maintains valid general liability and worker's compensation insurance and has a history of satisfying customers.
